New Product... Up to 80% Financing. No Income / Employment Necessary On Application

No income necessary.

No employment needs to be listed on the application.

No debt to income calculation

Loan amounts up to 2 million.

Credit down to 660.

Up to 80% LTV, or 20% down on this product.

If you know anyone needing to buy a house, but they can't provide employment or income this is a great vehicle.  20% down, and you can buy a house.

We Have A VOE Only Program For Income Documentation...

 mortgage lenders near meDid you know we have a VOE (Verification of Employment) only program that is considered full doc?

This program is for borrowers that work for a company and get a W-2.

You don’t need paystubs, or w-2’s, or tax returns.  The VOE is the only thing we need to establish income.

…we just send a one page form to your employer.  They fill it out and that’s all the documentation we need for your job / income.

Be Careful Of This When You Do A Lease Option...

 mortgage lenders near meI had this situation come up again recently…

 

Advice: If you enter into a lease option agreement don’t give cash for the option money. 

 

The reason is when you try to buy the house down the road you will have to prove you gave the option money to get credit for it. …it’s hard to prove cash. 

 

You can do a personal check, cashiers check, or money order. …but, don’t give cash.

Know Where Your Down Payment Is Coming From...

 mortgage lenders near meOne of the most important things you will have to do when you apply for a loan is to show that you have the money for the down payment.

This is called sourcing in the mortgage industry.

You can have this money in your checking account or savings account now. You can borrow it from your retirement account. …You can even get the down payment as a gift.

…but, it’s crucial that we are able to show where it’s coming from.

I can tell you that cash is a problem when it comes to sourcing your down payment. You will need to put it in the bank and leave it for 60 days before we can use it.

If you aren’t sure where your down payment is coming from – find out now. …before you apply for a loan.

How To Get A Loan If You Have Been Out Of Work...

I wanted to go over the FHA guidelines with you on a borrower returning to work in case you or someone you know is in this situation.

There are just a few main guidelines that FHA likes to see for the borrower in this situation to be eligible for financing…

1) Current employment of at least six months.

2) Documentation of two years of employment prior to the absence. Acceptable documentation includes w-2’s, paystubs, or a written verification of employment.

3) Acceptable scenarios include an individual who took several years off to raise children, but has now returned to work.

How Delayed Financing Works...

Use This Loan If You Have To Cash Your Spouse Out From A Divorce...

 Mortgage Broker AdvisorMany loan officers don’t know this loan exists.

If you are getting a divorce, and you have to pay your spouse their share of the equity, don’t use a traditional Texas Home Equity loan to do it.

Use an Owelty loan to get the cash out of your home instead.

The advantage of using an Owelty Loan over a Texas Home Equity loan is that we treat them as a regular rate and term refinance (not cash out rates – which are higher).

You can also get above 80% of the value of your home with an Owelty Loan, and you can’t go above 80% with a Texas Home Equity loan.

So, if you are in this situation, or you know someone who is – and your loan officer has told you that you don’t have enough equity to cash out the ex-spouse, just tell them that you need an Owelty loan.
