Nothing wrong with this. It’s a necessity of life.

Here Are Two No Money Down Mortgages…


brett1 209x300 Here Are Two No Money Down Mortgages...Occasionally I get asked by borrowers if there are any no money down loan programs left.
The answer is “yes”.
Currently there are two programs in the mortgage market place that will allow 100% financing.
1) One is a VA loan. You of course must have been in the military to be eligible to get this loan. You can read more detail about a VA loan in this report that I wrote recently…
2) The other no money down loan currently available is USDA. I made a video describing how the USDA program works. You can see it with this link…

FHA will want to see that you have a two year stream of this part time income before they will give you credit for it.
…So, in other words if a loan officer tells you that you need more income – you can’t just run out and get a part time job to satisfy this need. …You wouldn’t fulfill the 2 year work history on it.

…and, you would like to buy a house?
I wanted to go over the FHA guidelines with you on a borrower returning to work in case you or someone you know is in this situation…
There are just a few main guidelines that FHA likes to see for the borrower in this situation to be eligible for financing…
1) Current employment of at least six months.
2) Documentation of two years of employment prior to the absence. Acceptable documentation includes w-2′s, paystubs, or a written verification of employment.
3) Acceptable scenarios include an individual who took several years off to raise children, but has now retuned to work.

brett1 209x300 A Simple Way To Make You Happier And Lower Your Stress...I’ve written about this before, but I wanted to touch on it again here because it’s important…
My job as a loan officer allows me to have a unique perspective into people’s lives.
I can see how much money people make, and how much money they have in the bank.
I do loans for people who make less than $20,000 a year, and I do loans for people who make well over $250,000 a year. …It doesn’t matter if you make a lot of money, or very little money – there is a common problem that I see again and again…
…No savings.
This isn’t true in every case, but I see it very often.
People tend to spend what they make. …even the borrowers I have who make a lot of money don’t tend to save their money.
My advice to you?… Pay yourself first.
Open a savings account, and before you pay any other bills – pay yourself first. …pay it just like it was a car payment or an electric bill. …Make it a percentage (10%) of your total income.
Pay it every month. …it will build up faster than you think.
There is a special comfort that you will gain when you see that you have a comfortable cushion in the bank. …I want that feeling for you.
This feeling of comfort will percolate into other areas of your life – less fights about money – less stress at work – happy mom and dad makes for happy kids, etc.

Conventional Does Rural! Here’s How…



brett1 209x300 Conventional Does Rural!  Heres How...Many don’t know this, but it’s possible to use a conventional loan to purchase rural property on acreage.
The key: You have to use a lender that has the program, and knows how to use it!
Here are some highlights for this conventional rural loan program…
1) Only 3% down payment.
2) Up to 417k loan amount.
3) No limit on the amount of acreage. (must be common for area)
4) Property must be located in a rural area with a population of 2,500 or less.
5) Property should be owner occupied, detached single family home.
6) Minimum credit for this program is 680.
7) The value of the home must be at least 35% of the loan amount.
8) No limitations on the distance of the comps for the appraisal!
9) No limitations on the date of sale on the comps for the appraisal!
10) Property cannot be a major farm.
This isn’t the only rural program that I have. There are also USDA and FHA, but both have limitations that this program doesn’t.
