A Personal Note, And A Tip For VA Mortgages…

small-brett-picEvery now and then I’ll pull back the curtain on my personal life in these blog updates.
I’m going to do this today.
…Some of you are aware, but most of you are not that my divorce was finalized earlier this year. It was unfortunately contentious, and took over a year to finalize, but it is done.
Worst experience of my life. Wouldn’t wish it upon anyone. …and, if there are kids evolved it’s really tough.
I just wanted to say how grateful I am to those of you who gave me support throughout this difficult time in my life. I love you all, and I’m fortunate to have you in my life.
Now, back to mortgage tips…
Here’s a good one: Let’s say you are getting ready to go to closing on a buyer with a VA loan, and you forgot to write any seller concessions into the contract to pay the VA non allowable expenses.
So, who’s going to pay them? …well, either the realtor, or the loan officer right?
There is another option…
You can quickly write an amendment to the contract to have the buyer pay the seller’s title policy, and have the seller use the money they would have paid for their title policy to pay the non allowables.
That way the realtor or the loan officer don’t have to pay these expenses. There’s no extra money being paid by anyone, just reshuffling.
